True Storage Completes Second New York Conversion in Tonawanda, NY

 

Tonawanda, NY – True Storage completed its second self-storage development in New York this past week. This location marks the companies 27th completed self-storage development and is located at 880 Young St in Tonawanda, NY. True Storage now has 2 open facilities in New York and another 3 under construction in the state. This Class A self-storage conversion features True Storage’s expertise in transforming underutilized properties into state-of-the-art storage facilities that serve a public need. Day-to-day operations will be managed by CubeSmart, while True Storage retains ownership of the property.

Formerly a Gander Mountain Sports retail store, the property featured an ideal location for the self-storage developer to repurpose the vacant space. “Every property we transform has its own unique features” said Chris Lewis, Director of Architecture & Design for True Storage. “The site in Tonawanda is a perfect example of our dedication to transforming assets that are in distress that have usually been vacant for years, serving no public good. The town of Tonawanda and the local contractors we worked with on this project were all a pleasure to work with throughout the entire project.”

The property offers over 60,000 rentable square feet of storage space throughout nearly 700 units of varying sizes. True Storage Completes Second Florida Self-Storage Conversion in Jacksonville, FL

Jacksonville, FL – located at 4751 Walgreen Rd, True Storage opened its 26th self-storage facility in Jacksonville, FL earlier this month. The opening of this site brings the True Storage Florida portfolio to 2 locations, the first location is in Bradenton, FL. This Class A self-storage conversion features True Storage’s expertise in transforming underutilized properties into state-of-the-art storage facilities that serve a public need. Day-to-day operations will be managed by CubeSmart, while True Storage retains ownership of the property.

Formerly a charter school, the property located at 4751 Walgreen Rd presented the self-storage developer a unique main structure to convert into a self-storage facility. The property is over 65,000 sqft and offers over 45,000 sqft of rentable storage space.

True Storage completed its first facility in Florida located 4 hours south of Jacksonville in Bradenton in June of 2022. Both projects were conversions of existing buildings which is True Storages specialty. The company has converted millions of square feet of former retailers like Kmart, Sears, Walmart and Dicks Sporting Goods stores across the country. The Jacksonville completion marks the companies first completion of 2024 and brings their current portfolio to 21 open locations, which are all managed by 3rd parties.

2023 Progress

2023 was another record-breaking year for True Storage. Throughout the year True Storage delivered 603,793 net rentable square feet across 9 projects. The completions included locations in Enfield, CT, Columbus, GA, Methuen, MA, Frenchtown, MI, Akron, OH, Providence, RI, Fort Atkinson, WI, Flint MI, and Conyers, GA. The team successfully converted a Walmart, Kmart, Dicks Sporting Goods, 2 grocery stores, a ShopKo and finished 2 ground-up sites! “2023 was a true showcase of how dynamic and focused our team is on delivering top quality storage properties to market,” said Chris Lewis, Director of Architecture & Design for True Storage. “We are proud of the transformations that we have completed at each of these properties and have enjoyed working with each community we enter.”

Portfolio Update

With the additions of the 9 new sites competed in 2023, the True Storage portfolio now consists of 20 open stores with over 1.2 million square feet of net rentable space and 12,536 units. “This year brought us into new territories expanding upon our already robust portfolio; we were eager at the opportunity to operate in these new markets and motivated by the challenge. We have stayed the course and continued to strengthen relations with existing management groups and are proud to welcome in some new. Our focus in the new year is to strive for continued growth and to learn from these successes in the past year,” said Jacob Fuller, Operations Manager for True Storage. Currently, Day-to-day operations of these facilities are being managed by CubeSmart, National Storage, and Store Space while True Storage retains ownership of the properties. True Storages geographical footprint has grown across 15 states including 2 new locations in Georgia. The total portfolio includes 39 locations totaling 2,560,692 rentable square feet throughout 27,969 units.

Construction Pipeline

The True Storage construction team is firing on all cylinders across the country rolling into 2024. The pipeline currently includes 19 projects totaling 1,355,524 net rentable square feet. Six of the projects are ground up developments, located in NY, MA, CT, RI, and PA. The remaining 13 locations include big box retail locations, historic mill buildings, and well positioned industrial buildings. “Our contractors have done a spectacular job delivering time and time again. Looking at the before and after photos to see the miraculous transformations to the conversions and the new ground up buildings it really makes you hold your head up high. All the late nights and hard workday after day pays off into something you’re proud to put your name on,” said Thomas Remmes, Project Manager for True Storage

2024 Outlook

The True Storage team is ready for a fast-paced 2024 filled with facility completions. Our focus on improving communities through revitalizing underutilized properties is leading us into new markets across the country. Commenting on 2024 direction, Thomas Remmes mentioned; “We are keeping the momentum going right into 2024 and setting the bar even higher! We have ground up buildings already underway, and some of our largest facilities to date scheduled to be completed this year. TRUE STORAGE OPENS FOOD LION CONVERSION SELF STORAGE FACILITY CONVERSION IN CONYERS, GA

Conyers, GA – Located at 994 Oglesby Bridge Rd SE, True storage completed its 25th Class A self-storage facility in Conyers, GA earlier this month. The conversion project showcases True Storage’s expertise in transforming underutilized properties into state-of-the-art storage facilities that serve a public need. Day-to-day operations will be managed by CubeSmart, while True Storage retains ownership of the property.

This conversion project features over 80,000 net rentable square feet throughout 969 units of varying sizes, all of which are climate controlled.  Formerly a Food Lion grocery store, this site includes a Dollar Tree and a Goodwill.

True Storage completed its first facility in Georgia earlier this year about 2 hours South of this location in Columbus. Together the two Georgia properties offer over 145,000 rentable sqft of state of the art self-storage space. This completion is True Storages 9th completion of the year and takes the current portfolio to 20 open locations, which are all managed by 3rd parties.

TRUE STORAGE OPENS 55,000 RENTABLE SF FLINT, MI SELF STORAGE CONVERSION DEVELOPMENT

Flint, MI – True Storage opened its 24th Class A self-storage facility earlier this month located at 3711 Lapeer Rd in Flint, MI. This site was previously home to a 70,000 sqft farmer Jacks grocery store, which closed its doors in 2007. The True Storage construction team delivered the completed project in late September 2023 bringing the deteriorating building back to functional beauty. Day-to-day operations will be managed by CubeSmart, while True Storage retains ownership of the property.

The big box conversion features nearly 55,000 rentable sqft across 638 units of varying sizes, all of which are climate controlled. The foyer of the building features a brand-new modernized office/retail space for CubeSmart to run their operations.

True Storage Donates $1,000 to The Monroe County Historical Society

Ben Kfoury and Jacob Fuller from the True Storage team joined
with members of the Monroe County Historical Society to celebrate the grand
opening of True Storages new location in Monroe Michigan. In celebration of our
grand opening of our new facility in Monroe, True Storage presented the Monroe County
Historical Society with a $1,000 donation. The members of the historical
society were able to share stories of their towns redevelopment history and
were thrilled to hear about True Storages investment in redeveloping a local property
that had fallen into disrepair.

About The Monroe Historical: The Society was founded in 1938
by a group of citizens who recognized Monroe as special, perhaps even important.
They sought to safeguard the past and build upon the future. More than 75 years
later, MCHS is proud of its ongoing work in and around Monroe. We remain
dedicated to bridging yesterday with today, and thanks to the collective
efforts of others, have created cultural centers, restored buildings, achieved
national recognition for the site of the 1813 Battle of Frenchtown, and
preserved sites that otherwise would have perished. In short, we have met the
challenge of those who, decades earlier, asked that we claim Monroe’s story for
all to share.
